CIRCULAR
The following plinth area rates of various
buildings (for Northern Mizoram) will be applicable from 1st July 2003
with specifications mentioned below :-Northern Mizoram covers Aizawl,
Champhai, Kolasib, Mamit and Serchhip districts.

A : SPECIFICATIONS FOR RCC
BUILDING
- Earthwork shall be in ordinary soil or hard soil.
- Cement concrete 1:3:6 for foundation bed 10cm thick.
- All Rcc works shall be of proportion 1:2:4 (minimum strength of
M15).
- Reinforcement steel shall be of HYSD bars (Fe - 415).
- All centering and shuttering shall be of timber.
- Plinth masonry shall be of C/R masonry 0.25m thick in cement
mortar 1:6.

Ground flooring shall consist of layers (a) Stone
aggregate 90mm nominal size 10cm thick, (b) Plain cement concret
1:4:8, 7.5cm thick, (c) Plain cement concrete 1:2:4, 4cm thick with
a floating coat of neat cement.
- Flooring in all the floors other than ground floor shall be of
plain cement concrete 1:2:4, 2.5cm thick with a floating coat of
neat cement.
- Toilet flooring shall be 40mm thick marble chips.
- Toilet wall shall be white glazed tiles for 1.5m height.
- All wood work shall be of 1st class local wood.
- All half brick work shall be of 1st class brick in cement mortar
1:4.

Exposed surfaces of Rcc shall be smooth finished
with cement plaster 12mm thick in cement mortar 1:3 (1cement : 3fine
sand).
- Ceiling plaster shall be of 12mm thick in cement mortar 1:3
(1cement : 3fine sand).
- External wall plaster shall be of 20mm thick in cement mortar
1:4 (1cement : 4fine sand).
- Internal wall plaster shall be of 12mm thick in cement mortar
1:4 (1cement : 4fine sand).
- Dado of appropriate height shall be provided.
- External walls shall be painted with water proofing cement
paint.
- Internal walls shall be painted with acrylic distemper over
distemper primer.
- All wood works shall be painted with synthetic enamel paint over
wood primer.
- Hand railing or parapet wall shall be provided all round for
flat roof.
- Appropriate roof treatment shall be provided for flat roof and
slope roof.
