CIRCULAR
The following plinth area rates of various buildings (for Northern
Mizoram) will be applicable from 1st July 2003 with specifications
mentioned below :-
Northern Mizoram covers Aizawl, Champhai, Kolasib,
Mamit and Serchhip districts.

A : SPECIFICATIONS FOR RCC
BUILDING
|
1 |
Earthwork shall be in ordinary soil or hard soil. |
|
2 |
Cement concrete 1:3:6 for foundation bed 10cm thick. |
|
3 |
All Rcc works shall be of proportion 1:2:4 (minimum strength of
M15). |
|
4 |
Reinforcement steel shall be of HYSD bars (Fe - 415). |
|
5 |
All centering and shuttering shall be of timber. |
|
6 |
Plinth masonry shall be of C/R masonry 0.25m thick in cement
mortar 1:6. |
|
7 |
Ground flooring shall consist of layers (a) Stone aggregate 90mm
nominal size 10cm thick, (b) Plain cement concret 1:4:8, 7.5cm
thick, (c) Plain cement concrete 1:2:4, 4cm thick with a
floating coat of neat cement. |
|
8 |
Flooring in all the floors other than ground floor shall be of
plain cement concrete 1:2:4, 2.5cm thick with a floating coat of
neat cement. |
|
9 |
Toilet flooring shall be 40mm thick marble chips. |
|
10 |
Toilet wall shall be white glazed tiles for 1.5m height. |
|
11 |
All wood work shall be of 1st class local wood. |
|
12 |
All half brick work shall be of 1st class brick in cement mortar
1:4. |
|
13 |
Exposed surfaces of Rcc shall be smooth finished with cement
plaster 12mm thick in cement mortar 1:3 (1cement : 3fine sand). |
|
14 |
Ceiling plaster shall be of 12mm thick in cement mortar 1:3
(1cement : 3fine sand). |
|
15 |
External wall plaster shall be of 20mm thick in cement mortar
1:4 (1cement : 4fine sand). |
|
16 |
Internal wall plaster shall be of 12mm thick in cement mortar
1:4 (1cement : 4fine sand). |
|
17 |
Dado of appropriate height shall be provided. |
|
18 |
External walls shall be painted with water proofing cement
paint. |
|
19 |
Internal walls shall be painted with acrylic distemper over
distemper primer. |
|
20 |
All wood works shall be painted with synthetic enamel paint over
wood primer. |
|
21 |
Hand railing or parapet wall shall be provided all round for
flat roof. |
|
22 |
Appopriate roof treatment shall be provided for flat roof and
slope roof. |
B : SPECIFICATIONS FOR
SEMI PERMANENT BUILDING
|
1 |
Earthwork shall be in ordinary soil or hard soil. |
|
2 |
All posts shall be of Rcc 20cm x 20cm with normal foundation
footing. |
|
3 |
All Rcc works shall be of proportion 1:2:4 (minimum strength of
M15). |
|
4 |
Reinforcement steel shall be of HYSD bars (Fe - 415). |
|
5 |
All centering and shuttering shall be of timber. |
|
6 |
Plinth masonry shall be of C/R masonry 0.25m thick in cement
mortar 1:6. |
|
7 |
Ground flooring shall consist of layers (a) Stone aggregate 90mm
nominal size 10cm thick, (b) Plain cement concret 1:4:8, 7.5cm
thick, (c) Plain cement concrete 1:2:4, 4cm thick with a

Internal wall plaster shall be of 12mm thick in cement mortar
1:4 (1cement : 4fine sand). |
|
16 |
Roofing shall be of 0.63mm thick GCI sheet over 1st class timber
truss. |
|
17 |
External walls shall be painted with water proofing cement
paint. |
|
18 |
Internal walls shall be painted with acrylic distemper over
distemper primer. |
|
19 |
All exposed wood works shall be painted with synthetic enamel
paint over wood primer. |

20 |
GCI roof shall be painted with antifungus roof paint over
primer. |
C : SPECIFICATIONS FOR ASSAM
TYPE BUILDING

1 |

All posts shall be of 1st class timber fixed with iron clamps on
concrete pillars with normal foundation footing. |
|
3 |
Plinth masonry shall be of C/R masonry 0.25m thick in cement
mortar 1:6. |
|
4 |
Ground flooring shall consist of layers (a) Stone aggregate 90mm
nominal size 10cm thick, (b) Plain cement concret 1:4:8, 7.5cm
thick, (c) Plain cement concrete 1:2:4, 4cm thick with a
floating coat of neat cement. |
